Window Washing at a 3-story house in Chicago on West Newport Avenue. 50 windows cleaned. Completed by our Chicago Downtown team.
Three stories of Chicago brick, fifty windows, and a job that didn't wrap until after dark. The house sat in the kind of dense residential block the city does well — older construction, layered history, the sort of place that accumulates years of grime in ways newer builds don't. Hard water deposits had bonded to the glass on most units, and the previous work on the property had left construction residue that no amount of standard solution was going to lift. This was going to be a scraper job from the first pane to the last.
We arrived at seven in the morning and got straight to work. Every one of the fifty double-hung windows needed scraping before a squeegee could touch them — hard water staining and post-construction film across the board, plus heavy bug and spider accumulation in the frames and tracks. The third-floor units required ladder work both inside and out, which added time and care at every step. The 24 storm windows came off, were cleaned separately, and went back in; 18 screens went through a full wash; 2 skylights got the same attention as everything else. Tracks and frames were wiped down throughout. Both sides of every window, interior and exterior. The invoice went out when we finished — nineteen hours after we'd started.

Common questions from Chicago homeowners researching Window Washing.
A 50-window, 3-story home in Chicago ran $1,252 on this job, which included interior and exterior cleaning, 18 screens, 24 storm windows, and 2 skylights. For a house of similar scale in the Chicago area, expect to land somewhere in the $900–$1,400 range depending on window count, accessibility, and condition. Factors like post-construction residue or heavy hard water staining can push the price toward the higher end.
A job this size — 50 double-hung windows, screens, storm windows, and skylights across three stories — typically takes a crew a full day to complete properly. Working inside required setting up ladders in stairwells and tight spaces, and the exterior demanded ladder work at significant heights, both of which add time compared to a standard two-story home. Rushing either phase risks missed spots or scratched glass, so we build in the time it actually takes.
On this project we cleaned both sides of all 50 double-hung windows, washed 18 screens, cleaned 24 storm windows, and detailed 2 skylights. Interior work included scraping post-construction debris off the glass and removing hard water stains, while the exterior required clearing heavy bug and spider buildup. Frames, sills, and tracks get wiped down as part of the process — not just the glass itself.
Yes — third-story exterior windows are a routine part of what we handle, using extension ladders and, where needed, water-fed pole systems to reach safely without putting pressure on gutters or siding. On this particular house, the height combined with interior ladder work in stairwells made for a technically demanding job, but all windows, including the skylights, were cleaned thoroughly.
