Window Washing at a 2-story house in Lake Villa on Brooking Court. 45 windows cleaned. Completed by our Round Lake team.
— Round Lake crew
Lake Villa sits in the chain-o'-lakes country northwest of Grayslake, where wooded lots and proximity to the water tend to leave glass carrying a season's worth of pollen film, cottonwood fuzz, and the fine particulate that drifts in off the lake on a southwest wind. The two-story house we serviced here had 45 double-hung windows on the exterior, and the screens — 20 of them — had collected enough debris to be worth a proper wash alongside the glass. The homeowner wanted outside only, a common call on a house this size when the interior glass is still holding well.
We moved through the double-hungs methodically, lowering the top sash and tilting each panel to work the exterior face, then repeating for the bottom. The double-hung configuration let us access every pane from the ground level or a short ladder without rigging anything complicated. The 20 screens came off as we went, ran through a soap-and-rinse wash, and went back into place before we moved to the next section. Forty-five windows across two stories is a full day's work done right, and we kept pace without cutting corners on frame wipes or track clearing. Invoice sent once the last screen was seated.

Common questions from Lake Villa homeowners researching Window Washing.
For a 2-story house with 45 windows cleaned exterior only, this Lake Villa job came out to $440 — a solid benchmark for similarly sized homes in the area. Most exterior-only window cleaning jobs on 2-story homes in the Chicago North Shore suburbs run between $250 and $500 depending on window count, accessibility, and condition.
A job like this one — 45 double hung windows on a 2-story home — typically takes a crew around 2 to 3 hours to complete. Factors like screen removal, hard water buildup, or tight access points around the second story can add some time.
On this job, we cleaned all 45 windows from the outside, covering the glass, frames, and sills on each double hung unit. The 20 screens were also removed and cleaned as part of the service, so every window was left clear and the screens went back in free of dust and debris.
We clean screens as part of the job — on this project, 20 screens were removed, washed, and reinstalled alongside the exterior window cleaning. Screens trap a surprising amount of grime, and cleaning them alongside the glass makes a noticeable difference in how much light comes through.
